North Star have adopted the ‘North Star Standard’ which ensures that our properties are kept in good repair and working order. The standard exceeds that required through Decent Homes and ensures that your home has modern facilities, is warm, weather-tight and comfortable to live in.

We upgrade major components in your home such as central heating systems, kitchens, bathrooms etc. when they reach the end of their useful life. We do this through planned investment programmes whereby work is scheduled based on geographical areas and component replacement dates recorded as part of the stock condition survey.

We aim to complete planned maintenance work quickly and efficiently and you will be notified in advance of any planned changes to your home.

Details of the 2024/25 programme include: –

• Kitchen units, bathroom fittings and electrical upgrades

In the areas of Middlesbrough, Hartlepool, Consett, Cockfield and Middleton-in-Teesdale.

We allow up to 10 working days to complete kitchen and bathroom replacements and ESH Living are our internals improvement contractor.

• Window and External door replacements

In areas of Thornaby, Darlington & Middlesbrough.

Our contractor, once appointed, aim to complete window and external door replacements within 1 day.

• Roof replacements

In areas of Gainford, Evenwood and Woodland.

• Heating upgrades (boilers, systems and secondary heating)

In areas of Middlesbrough, Darlington, Stockton, Norton, Hartlepool, Evenwood and High Etherley.

0800 Repair carry out central heating upgrades and we aim to complete works within 1-2 working days.

• External work (fencing, paths, pointing, boundary walls etc.)

In areas of across our stock focusing on Stockton, Darlington, Cockfield, Gainford, Middleton in Teesdale, Evenwood, High Etherley & Barnard Castle.

Buildroute Ltd carry out these works and timescales will be discussed with you in advance.

• Energy work (loft top ups, cavity wall insulation, external wall insulation etc.)

Align Property Partners install our loft and cavity wall insulation.
