Planned Improvements

Each year, we plan and deliver a programme of major improvement works to help keep our homes safe, warm, and well-maintained. This includes improvements to components such as new kitchens, bathrooms, heating systems and roofs.

Choosing which homes receive improvements

Our homes are spread across many towns and communities. We do not choose which homes receive major improvements based on their location. This may mean that homes in your area receive work at a different time than yours.

Instead, homes are selected using information from our stock condition surveys. These surveys help us understand the age and condition of kitchens, bathrooms, roofs, heating systems, and more. It also helps us understand when they are likely to need renewal.

We also use information from our repairs records and customer feedback. This helps us identify homes where components may be reaching the end of their life or where the same issues are being reported. This helps us make sure investment is targeted where it is most needed.

If your stock condition survey is due, please try your best to ensure it can be completed. If we cannot carry out the survey, we may not have the information we need to plan future improvements to your home.

Our planned home improvements for 2026/27

For the year ahead, we are investing in improving approximately:

  • 83 kitchen renewals
  • 104 bathroom renewals
  • 59 boilers to replace
  • 12 roof renewals plus replacing the roof at our Aspen Gardens sheltered accommodation scheme, which houses 51 flats
  • 86 Front & Rear External Doors
  • 46 Full house windows
  • 78 windows within communal blocks including flats

These figures represent the total number of planned improvements across all of our homes.

Major improvement works in your home

If your home is part of the planned investment programme, we will contact you directly to explain what work is planned and what to expect. We will provide information about who to contact during the process in case you have any questions or issues.

We ask that you do not contact us to check whether your home is included. This helps us manage services fairly and focus on delivering works effectively.

Even if your home is not included in the programme of works for the year, all homes will continue to receive responsive repairs and essential safety maintenance in line with our repairs policy. 

Giving us feedback on completed work

A couple of weeks after the work has been completed, we will send you a short satisfaction survey via text. Please take a few minutes to complete this so that we can know what has gone well and where we could improve.

Stock Condition Surveys

A stock condition survey is a visual inspection of your home, inside and out, carried out roughly every five years by a trained North Star surveyor. It usually takes under an hour.

During the survey, the surveyor will:

  • Assess the age and condition of major components

  • Take photographs of relevant areas (not personal belongings)

  • Ask about any ongoing issues

These surveys help us:

  • Ensure homes meet the Government’s Decent Homes Standard

  • Plan future repairs and improvements

  • Manage long-term investment and maintenance

  • Meet new legal requirements, such as Awaab’s Law

  • Support our Net Zero 2050 target

Surveyors always carry identification and attend at an agreed appointment time.

Energy Efficiency and Sustainability

Survey data helps us understand how energy efficient our homes are.
We are working towards all homes achieving EPC Band C by 2028, investing in:

  • Insulation upgrades

  • Low-carbon heating systems

  • Solar and other renewable technologies

These improvements help lower energy bills for customers and reduce carbon emissions.
