Fire Safety

Fire alarms

All buildings with communal areas will have fire detection systems installed within these areas.

We test all fire alarm systems weekly and service them every six months.

Never test a fire alarm yourself because you may set off the building’s alarm.

Smoke detectors

All of our homes will have smoke detectors with the entrance hallway and each landing.

Test your smoke detector once a week

Testing your smoke detector is important for your safety. The smoke detector is an early warning system that can give you enough time to get out of your home if there is a fire.

Press and hold the test button for 3 seconds until you hear an alarm. This means the detector is working. The detector will sound for several seconds and stop automatically.

Never remove the batteries from your smoke detector. Call 03000 110011 to report a repair if the alarm:

  • is slow or quiet
  • starts to beep periodically

We will replace your smoke detector when it needs to be replaced.

Smoke detector tests that we do

We will test your smoke detector as part of your annual gas check and every five years as part of your electrical installation check.

If you live in sheltered housing or an extra care scheme

Your flat has a smoke detector that you should test once a week. We will also check your smoke detector when we do our cyclical safety inspections within your home.

If you notice a fault with the smoke detector in your home or those in communal areas, speak to your Scheme Manager.

Heat detectors

All of our homes will have heat detectors with the kitchen.

We test heat detectors as part of your annual gas check and every five years as part of your electrical installation check.

Fire Risk Assessments

We complete Fire Risk Assessments to all relevant buildings on an annual basis. We ensure any remedial works identified as part of the risk assessment are raised and monitor progress to ensure they are completed in a timely manner.

QR Code Fire Safety Posters

If you live in a flat with shared communal areas you will notice a QR poster displayed on the wall near the main entrance. If you scan the QR code using a smart phone or tablet, it will give you access to important fire safety information including the fire risk assessment for your building, fire safety advice, fire door information and your evacuation procedures all of which are downloadable. If you have any difficulty trying to access the QR folder then please contact North Star Customer Services for further help and advice.

Fire Doors

Your flat main entrance door is a fire door and is essential to the safety of you, your family and your home. The door is an essential part of the fire compartmentation of your home and will prevent fire, heat and smoke passing through the door and frame when it is closed. 

Your fire door:

  • Has components that have been specifically tested for your door type
  • A fire door closer is fitted to ensure that it fully closes the door unaided to a closed position
  • Intumescent fire seals are fitted around the door or frame to create a seal between the frame and door, preventing smoke and fire passing through the door
  • Fire resistant hinges are fitted, these should not be adjusted or replaced with a different type of hinge
  • Intumescent material is fitted within the components of the door such as letter plates and viewers

Your door must not be modified in any way:

  • Don’t add any additional locks or knockers
  • Don’t drill or cut holes into the door or remove seals
  • Don’t remove the door closer or any other component fitted to the door

 

Essential Components on your Fire Door

Fire Door Closer

The door closer is designed to fully close your door unaided into the door frame from any open angle. Door closers must not be removed or changed to a different closer.

Intumescent Smoke Seals

Intumescent smoke seals stop heat and smoke from passing through the door frame. When heat is near the door, the seals expand between the frame and door to stop heat from passing through the frame. The door must be able to close fully for the smoke seals to work properly.

The door and its components

The door and all its components including smoke seals, closer, handles, hinges and letter plate are designed to hold back fire and smoke for a minimum of 30 minutes. It is important that the door and components are undamaged and are in place for a fire door to work properly. The gaps around the top and sides of the door should not exceed 3mm and the gap at the bottom of the door should not exceed 8mm.
