Health and Safety in Communal Areas
Your safety, and the safety of everyone who uses shared spaces, is a priority.
We have legal duties to manage health and safety risks in all communal areas to make sure they meet required standards and remain free from hazards.
Our Responsibilities
North Star is responsible for:
• Carrying out regular fire safety checks, including testing fire alarms, emergency lighting, and fire doors.
• Managing asbestos, electrical, gas, water, and lift safety in all communal areas.
• Completing fire risk assessments and responding quickly to any issues identified.
• Keeping shared areas, paths, and entrances well lit, accessible, and free from hazards such as trip risks or blocked exits.
• Ensuring all contractors and staff follow health and safety procedures while working in and around the building.
We will always act quickly if a safety risk is identified and keep customers informed about any works or temporary restrictions needed to keep the building safe.
How You Can Help
Everyone has a role to play in keeping communal areas safe. We ask that you please:
• Keep corridors, stairwells, and landings clear — items such as pushchairs, furniture, or shoes can block fire escapes or cause accidents.
• Report any safety concerns (such as damaged lighting, leaks, or fire door issues) straight away by.
• Follow safety notices displayed in your building, especially around fire safety and waste disposal.
• Allow staff and contractors access when health and safety checks or repairs are required.
We complete regular servicing and inspections of lifts to make sure they're in good working order.
