North Star invests £1.6m to improve homes in Teesdale

North Star has completed a major programme of roofing and energy efficiency improvements across 72 homes, primarily in the Teesdale area, representing an investment of more than £1.6 million.

Between November 2024 and November 2025, improvements were delivered to more than 585 property components. This included 97 roof replacements, the removal of 30 redundant chimney stacks, new render for 42 properties, and energy efficiency upgrades such as loft and cavity wall insulation in 72 homes.

Works were carried out across properties in Gainford, Evenwood, Woodland and Cotherstone, as well as two homes in Middlesbrough and one in Thornaby.

The programme was driven primarily by the need for roof replacements, with insulation improvements delivered alongside these works to maximise long-term value and minimise disruption for customers. While most homes already achieved an EPC C rating, targeted insulation upgrades were carried out where needed to improve comfort and energy performance.

A strong partnership between North Star’s Asset Management team and contractors ensured works were completed safely, efficiently and to a high standard.

Feedback from customers has been overwhelmingly positive, praising professionalism, communication and respect throughout the programme.

Paula Aungiers, Asset & Sustainability Manager at North Star Housing Group, said:

“This programme has delivered lasting improvements to customers’ homes, improving comfort, energy efficiency and appearance. It’s a clear example of our commitment to investing in sustainable, energy-efficient homes while ensuring that customers feel supported and valued throughout the process.”

Customer feedback reflects the high-quality experience delivered. One customer said:

“We have had no problems with the workers, all very pleasant. We are very satisfied — great job well done to all.”

Another commented:

“Everyone has been courteous, respectful and helpful. The contractor was very nice and easy to speak to. Job well done, thank you.”

The programme was delivered in partnership with Evenii and Zero Carbon Group.

Dean Goyns, Company Director at Evenii, said:
“We’re very proud to be working in partnership with North Star to deliver roofing improvements that help keep homes safe and secure for the local community.”

Danielle Garland, Client Services Director at Zero Carbon Group, said:
“Throughout the programme, North Star has placed customer satisfaction at the forefront of every decision. We look forward to continuing our long-term relationship with the organisation.”

The works form part of North Star’s wider asset investment plan for 2025–2028. In January 2026, the organisation will commence a retrofit energy programme focused on delivering further EPC improvements across its homes. In addition, a regeneration development of twelve new low-carbon homes on Eldon Street in Darlington is due to complete in early 2026, delivering some of the most energy-efficient homes in the county.
