Planned Home Improvements

We carry out a yearly planned maintenance programme to keep your home safe, warm and comfortable.

We upgrade major components in your home when they reach the end of their useful life. Work is scheduled based on geographical areas and component replacement dates recorded as part of the stock condition survey.

We aim to complete planned maintenance work quickly and efficiently, and you will be notified in advance of any planned changes to your home.

The work can include:

  • Kitchen units, bathroom fittings and electrical upgrades

We allow up to 10 working days to complete kitchen and bathroom replacements. ESH Living are our internal improvement contractor.

We offer a choice of materials and colours which you can view below:

0800 Repair carries out central heating upgrades. We aim to complete work within 1-2 working days.

  • External work (such as fencing, paths, pointing, boundary walls)

Buildroute Ltd carry out these works. Timescales will be discussed with you before the work starts.

  • Energy work (such as loft top-ups, cavity wall insulation, and external wall insulation)

Align Property Partners install our loft and cavity wall insulation.

Stock Condition Surveys

What is a Stock Condition Survey?

A stock condition survey is a comprehensive visual inspection of a property.

Typically, they involve a trained surveyor carrying out a visual inspection of both the interior and exterior of the home. The inspection tends to take no more than an hour. We schedule the surveys roughly every five years.

The survey examines various elements of the property, including:

– External features: roof, walls, windows, doors, fences, and paths
– Internal components: kitchen, bathroom, heating system, and electrics
– Major building elements like insulation and overall structure
– Energy efficiency features

What happens during a Stock Condition Survey?

During the survey, the surveyor:

– Assesses the age and condition of major components
– Takes photographs of relevant areas (not personal belongings)
– May ask residents a few questions about the property, such as whether they have any ongoing issues

Why are Stock Condition Surveys critical?

Stock condition surveys are crucial for several reasons:

– They help to ensure our homes comply with the Government’s Decent Homes Standard
– They help us plan future repairs and improvements
– They assist in financial planning for property maintenance
– They ensure homes are safe and meet required standards

Who carries out Stock Condition Surveys at North Star?

You will be notified by post before a survey is carried out at your property. A representative from North Star will carry out the survey, please ask them to provide you with identification when they arrive at your property
